Master Planning services prepares preliminary studies for the clients needs of financial feasibility, site suitability, and other feasibility studies that would impact site surroundings prior to Architectural programming.
Financial feasibility studies would serve our clients to explore market conditions in relation to specific sites and development plans that would demonstrate if a site is viable to suite our clients projects.
Site suitability studies would also be beneficial that we offer to our clients prior to purchasing a property. This study ensures to our client that a proposed site property is properly zoned, has the required services (ie. utilities, etc.), and the property is sufficiently sized and configured for the clients proposed project.
All services listed under Master Planning Phorma Designs can conduct within the means of our knowledge. Any services required to complete these studies would have to be hired consultants to assist in completing these services through Phorma Designs, Inc.
Phorma Designs offers programming of architectural services to our clients that also encompasses master planning services once the master planning phase is complete.
Programming services for our clients focus on specific details identified in the master plan and breaks down the process further. Programming for our clients projects are broken to identify the following: value identification, goal setting, discovery of related facts, and development of specific project requirements.
In collaboration to finding our clients programming needs and dependent on the nature of the project, consultants and or specialists may required to develop some of the information of which Phorma Designs can assist the client to find and or work with consultants.

Phorma Designs, design construction of architectural services such as schematic design is offered to our clients which estalishes the general scope and conceptual design of their projects.
Projects begin to have scale and relationships among the proposed building components. During the schematic phase it is the objective to bring forth the client's program project to a clear defined feasible concept so the client has a better understanding and realization of the projects form and function.
The Schematic design phase includes but not limited to the following:
1) Review of client's program
2) Explore alternative solutions
3) Cost analysis of the project
4) Deliverables (ie. conceptual site plan, preliminary building plans, elevations & sections, perspective sketches, study models, computer renderings)
Design development of architectural services offered to clients strives to achieve the refinement and coordination necessary for a polished work of architecture. The refinements comes from the clients approval on decisions made through the schematic design phase.
Design development takes the schematic phase into a more detailed and and worked out level to minimize the possibilty of major modifications during the development the next phase construction documents.

Construction Document phase is a final phase to the project in preparation of construction drawings for permit plan process and contract documents for contractor bidding.
Phorma Designs provides the contract document phase from approved design development phase upon clients approval.

Prior to Construction Administration phase Phorma Designs offers a a bidding negotiation and permitting service for clients upon request. Listed below are services included of each phase but not limited to the following:
Bidding and Negotiation: Phorma Designs offers to assist the Client in the preparation and assembly of documents to be issued for permitting and bids. The selection of the Contractor for the project shall be made by the Client.
Construction Administration: Phorma Designs offers to perform construction administration services on behalf of the client during the construction phase of the project. Such services shall include but not limited to the following:
A) Site Observation
B) Submittals
C) Changes in the work
D) Review of Contractor’s Request for Payment
E) Rejection of Nonconforming Work
F) Access to Project Site
G) Determination of the Dates of Substantial Completion and Final Completion
